  • Our rating is public. 4.98★ on Mert's Airbnb profile. You can check it before you call us, and again a year later.

  • Our own money is on the same platforms. We host our own apartments the same way we'll host yours. If something doesn't work, we find out on our own apartment first.

  • No lock-in. No lock-in. No exit fee and no minimum term. Give us 30 days' notice at any time and we hand the key back.

  • Cleaning at cost. You pay what the cleaner charges. We never add a margin on cleaning.

What it costs

Bapita Co-Hosting manages short-term rentals on Airbnb, Booking.com and Vrbo for owners across Israel, from Herzliya. We charge 12% for Basic or 17% for Full service. It's a share of what the platform pays out, not counting cleaning. No lock-in, 30 days' notice.

Questions owners ask

Can I still use the apartment myself?

Yes. Tell us your dates and we block them on all three platforms. We can often do it the same day, but we're not on call around the clock.

Who gets paid, and when?

On Airbnb, the platform pays you, and our share comes out of that payout. On Booking.com and Vrbo, the platform pays you, and we invoice you for our share.

What does cleaning cost?

It depends on the apartment and the cleaner. Guests usually pay it through the cleaning fee. When they don't, you pay what the cleaner charges, with nothing added, and it's on your monthly statement.

Is VAT added to your fee?

No. 12% or 17% is the whole fee. We don't add VAT on top.

What if a guest damages something?

We file the claim with the platform. If the platform covers it, it's paid. If it doesn't, the cost is yours.

Do I need a licence? What about arnona?

It depends on the apartment. For a single flat, the questions are usually your building's bylaws and local planning rules, how the municipality bills arnona and how VAT and income tax apply to you. We tell you which questions to raise and with whom. The answers come from your lawyer, your municipality and your accountant.

I live abroad. Does this work?

Yes. The first call is by phone or video. Instead of meeting us at the apartment, you send us a video walk-through. The platforms pay you directly, into the account you set up with them. You get a statement every month. We talk on WhatsApp in Hebrew or English.

What do I still decide?

On Basic, you set the prices and run cleaning and maintenance. On both plans, you choose the dates you keep for yourself and whose name the listings are in.

How long until my apartment is live?

About a week from our first call.

Which areas do you cover?

We're based in Herzliya and work across Israel. Send us the address on WhatsApp and we'll tell you if we can take it on.

How do I stop?

Give us 30 days' written notice. There's no exit fee and no minimum term. Whose name the listings are in is your choice, and we agree it when we start.

Who you'd be working with

I'm Mert, and I lead Bapita Co-Hosting. I've been hosting for five years, in Turkey, in Herzliya and in Safed. We host our own apartments and co-host for other owners. My Airbnb rating is 4.98. It's public, so you can read every review before we talk. We speak Hebrew and English. When you hand us your apartment, you don't get a call centre. You get me, and our local team for cleaning, laundry and maintenance. I answer the guests, and I'm the one you call.
